Trade chief Tony Payne has said he doesn’t want to lead a new pubco--funded trade body for tenants.

This week Enterprise Inns chief executive Ted Tuppen said his company would pay £100,000 or more to fund a body to represent licensees, to redress the imbalance of power between pubcos and tenants.

Tuppen said Payne, Federation of Licensed VIctuallers Associations chief executive, would be right kind of person to set it up.

Payne said today: “I want to make it clear that I won’t be looking to lead a new organisation. Ten years ago perhaps, but I retire on 31 December [from being FLVA chief] and from then on for 12 months I will do some Parliamentary work for the FLVA as and when required.”

He said he’d offer his help to a new group “on the clear understanding that I wouldn’t be involved in the running of it”.

Tuppen suggested one idea may be to impose a levy across all tenanted companies, according to the size of their estates, to fund the new body.

Nigel, I was responding to Dave Potts remarks "LVAs were funded by the BREWERS etc"

Regard your quote "members condemned me for owning a Free House I am sure any Chairman of a LVA would like the presents of a Free Trader on his Committee, I indeed would regard it as an asset.

I too questioned the wisdom of wasting loads of money on abortive cases, can you remember "the Poldark mine case" in Cornwall?

The LVA Chairman's I have met in the past have all been Honorable people, as mentioned in previous report, also we were talking to Gentlemen of the Brewery, but we still had to watch out for some BDM's, who were not, who wanted to put a feather in their hat or even try to become a Chief!

I also agree with the present people we have to deal with,The Pub Co's but I would use a bit stronger wordings like, evil greedy b******, with nasty little s**** running around doing their dirty work. I do not know how some of them can sleep at night after some of the days work they have completed? I also believe the NLVA folded because it was too top heavy, and too many creaming off the top, I only hope the BII does not go the same way.I would like to know the breakdown of MEMBERSHIP

Having replying to past post remained what this tread was about. Yes in the past we talked to Gentlemen and Honourable men in the Brewer's (in general). The main aim was to keep the Licensee Happy, he would keep a happy pub and sell many pints, and everyone would be happy. We are meant to be in a partnership with our Pub Co,s, all the dealings I have had with them is us and them, no agreements, because what the say goes and they become the Enemy. How can Tony even think about helping, a no no no situation, Surely its like getting into bed with your enemy

Ron, I bought a freehouse because of it's financial ability to make money, not for the love of pubs.

It had capital growth proportionate to it's turnover, it had fantastic cash flow, because you had sold the products before you paid for them and high profitability.

The major Pub Co's were formed for I am sure the same reason, except that the good profitability was insufficient for them and they manipulated the valuation system to base the capital growth on inflated rents and expendable lessees. For those that may be new to this Forum, by inflating rents beyond practical viability the freehold is vastly over valued, previously actual turnover dictated the freehold value.

Selling beer etc was of secondary importance except for cash flow, which was essential to appear not to be a Ponzzi job. What they failed to do after incredible growth was consolidate their true profitability through selling products because inflating freeholds has to stop.

The recession did just that with dire consequences, we now have vastly over valued pub estates across the country, enormous over renting in an industry which is totally locked into it's local market share, which is falling because of a variety of influences, recession, smoking, legislation etc.

Virtually every Pub owning company has been infected by this chaotic lunacy, inspired by surveyors and accountants who have viewed the industry as a cash cow.

Using this method and I would like to be proved wrong, has put many companies under extreme pressure and they have no leeway to get back to true profitability.

I would like to see Pub owning companies and there are a few, where the licensee is respected and the key to success, not a temporary expendable cash cow to be exploited.
