Sky has quoted me £921.00 per month for my place.......If Sky were to lower their prices etc then im sure more pubs would install it. However, with all the raising costs of gas, electricity, rents, beer prices, duty charges etc etc etc im sure that Sky in very near the bottom of every landlords list at the moment. All pubs who have got Sky at the moment should not renew their contracts, then you would see a change of attituded to their pricing policy.

The problem with holding so much stock of tobacco products behind the bar is the temptation of "picking up a packet" and paying for it later / £1000 of stock sitting there gathering dust etc etc. HOW TO SOLVE THE PROBLEM OF STINGS........ this would save the Government money on entrapments / wages on policing / and more importantly, remove the worry from the licencee of getting the hasstle of policing the machines. Dont allow vending machines to take cash.recalabrate them to take a token........ the purcheser has to approach the bar and pay for a token. If an adult then purchases a token for the machine and gives this to a minor, then that person should have the fine/punishnebt etc.   I've no doubt someone will have an opinion on this, but thats my thoughts.

Agreed, the smoking ban has not helped, but its not all to do with that........... Pubco prices do not help..... My pubco charges me £121.96 (EX VAT) for 11 gals of Guiness, that equates to £1.39p per pint. To make the desired 54% GP I would have to sell Guiness at £3.60 (inc VAT) per pint. Guess what !!! I have not sold Guiness in my place for the past year.   I am currently paying £121.60p (EX VAT) for 10 gals of Stella, that equates to £1.52 per pint, again, to get the desired 54%GP I need to sell Stella at £3.85 (inc VAT), Due to other "Free of Tie" in the locallity, I have to sell Stella at £2.75 per pint (Most of the free of tie pubs close to me sell it between £2.35 & £2.45 per pint). I am only achiving a GP of 35% on Stella............. Guess whats next to go from the pumps !!!! I would love to sell Guiness, Stella etc, but at these prices, im affraid, im going to end up as a cafe'. ( a non smoking one at that) !!. or maybe even open an under 18s pub and sell soft drinks, at least that way I'll make a few pounds and better GPs. Really, someone should look at what the pubcos, brewers etc etc charge......... or we will all end up taking the primium drinks off sale.

They have told me that the old lease is NOT a lease but a tenanncy agreement ?? It was for a three year period initially and should have been turned into a lease for 21years on completion of the refurb. But as I said, they would not alow this to go ahead due to the arrears at the time. I have not been served with any form of notices under the tenanccy agreement , but have just kept paying the rent evey month. So you could say, that there is no formal agreement in place except the original three year tenanccy agreement.

Can anyone explain something to me??? I am a tenant in my fifth year with my pubco, had a very good refurb four years ago, paid for all F&F myself (130,000). When i took over form the previous landlord, my rent was 25,000pa We turned a run down old pub into a quality three star hotel with a restaurant and six Ensuite letting rooms After the refurb rent went up to 50,000pa. my intention was to sign a 21year lease after the refurb, but like many others, i got into arrears with my pubco as i was charged full rent on a closed pub for 15weeks. They would not let me sign until i was out of arrears. The time came last July, when I was in a position to sign the 21yr lease........ Now they no longer offer a 21yr Which effectivley would alow me to be free to buy wines, spirits & minerals and receive discount on my barells. They only offer a new "RPI" lease. The "new" RPI lease  does not give discounts on barrels and ties me into a "full tie". My rent now is just short of 60,000 due to RPI over the past few years. After talking with my BDM we managed to get the rent (if I sign the new lease) reduced to 52,000pa, and the "release from" tie still in force for five years from the date of signing my new lease. However, still no discounts on barrels. Also, the "release from tie" is not assignable.and they want me to hold onto the new lease for another two years before i can assign it.   My question to anyone who might be able to help with an answer..... 1 .  What would anyone consider to be a fair rent based on a turnover of £300,000Gross 2.  Is it worth signing the new lease. At least Ill have something to assign. (if anyone would want it). 3. Am I able to go to abitration to neg the proposed rent before i sign or after i sign?
