Well I took over my pub in 2006 as a closed operation with a terrible reputation. Pubco spend £50K my spend £90K first year rent £25K on £220K revenue. Increased this year to around £300K and BDM said immediately, you should in fact be paying £42K rent, which is his fair market rent assessment. As it happens we don't have a review for 3 more years, but he said expect rent to be 14% of our turnover at the review. The dilema... do we push this business to £500K as we expect by then and pay £70K in rent an increase of £45K on my hard work not the pubco, or top the sales until the review, then push up sales after. The business model for pubco's is all wrong, it is not an incentive to do better and why should they benefit from our efforts. Nice to see St. Austell capping their rents at 8% on tenancy's, maybe bigger operators should take a leaf out of their book... |

you have to look at this and smile.. take it back to the original decision about patio heater, who in their right mind believed that we could heat the outside of our pubs, when it costs enough in the winter to heat the inside... madness and a waste of money these heaters. |

Yes beer sales are down and it is not because of what we have done as my other drink sales are up and food has increased. We spent £14K in the garden in 2007 to assist withthe smoking ban, it was realy c**p before this so we did have to do something, but business is tight. We highlighted the issues to the BDM after Christmas and he has yet to respond after 3 weeks, but they have no authority since the beginning of 2007. Marston's did however give a response in the form of a letter increaseing the rent by RPI 4%, when inflation is in fact 2%. So its pretty clear why Findley can make the comment beer down but rental up, thats because despite the UK issues, they are still pushing rents up. And remembering that Marston's are also the brewery, they have just waked up beer prices too... Oh what fun being a publican |

This is just more of the police state kicking in. The pubs should object as it is open to interpretation some one I think may be drunk may not be to the police and visa versa. A little bit like the food laws and how the are managed throughout the UK by different EHO's |
