George, I am of course greatful for your correction as I indead meant to put "those they are indebted to" and decided to change to "creditors" and of course ended up with a hybrid. Nigel as I said it is all agame of confidence. Confidence of those on whos money the Pubcos are built that they are able to repay the debts and this is bolstered by cash coming through the doors. This is why for the last couple of years the pubcos have been over zealous in getting rents in and giving little or no leaway to their tenants and why getting tenants onto cash with order has been an immediate action to anyone missing a stock payment. With this amount of cash coming through the door regularily they have been able to rob peter to pay paul (as most tenants have had to do) to keep their bankers happy. Confidence is why big companies can make massive losses for several years in a row. Because their backers are confident that they can or will soon meet their obligations. Ken Nason

Graham it is sad to say but many people want to come into the trade because they see such things as pubs in soaps and actually believe it is a dose of reality I am surprised the producers have missed the opportunity to use it as what could be a strong story line of human pathos. Ken Nason

Good basic idea Phillip but unfortunately lack of responsible retailing is not part of the licnensing requirements of the act and not grounds for complaint. You would be hard pressed to prove a direct connection between supermarket sale and contravention of the licnesing objectives somewhere else. This the supermarkets rely on to protect themselves from such a threat to their licneses. We heard of a couple of supermarkets having a token suspension of their licneses early on but nothing since. I would assume that they have bent over backwards with their lawyers to make the LA's prove a direct cnnection between themselves and the breakers of any laws. So unless they sell to people who drink it on their car park you haven't a cat in hells chance of going down that road and they know it. Ken Nason

You forgot that either no one pays for a drink or they are "on the house". Seriously as these soaps pride themselves on their reflection of real life issues it might be worthwhile fair pint contacting the producers to insert some real life drama into the pubs with a pub in difficulties and introduce a villian in the guise of the man from the pubco (not the woolpack because that supposidly is a freehouse) Ken Nason

Edward you appear to have misread the original topic. The question was about taking a tenancy which has nothing to do with a freeholder. As David says requirements of the brewery rearding insurance required and the legal right of the landlord to have proof of these will be written into the tenancy agreement. All good licensees know this and read and understand that obligation.In a tenancy the landlord insures his own building. And precicely why have you singled me out for being ignored? Ken Nason

In itself it isn't a problem providing that those giving evidence have watertight and verifyable facts to present and no skeletons in the cupboard. Would be interested to know how those given evidence are chosen and on what criteria that choice is made and by whom it is made. Ken Nason

But isn't this why the global economy is in such a state at the moment with all of the institutions doing the same thing, living on borrowed money and relying on debts not being called in against security. Nothing strange about the pubcos doing that as most companies in this country (and elsewhere) do the same(or have done). My point about cash rich is that there is cash(near guaranteed) coming thorugh the door every week to the coffers. Normal businesses do not have this advantage and rely on their customers paying invoices. This is why shops are also well thought of in the city. The whole system of the free market economy relys on keeping the whole thing going to cover the indebtedness of the system and whilst money rolls through the door it is purely a balancing act to keep your debtors happy and confident in your abilities to pay. Propoganda and PR by these companies is all part of the system of confidence. Ken Nason
