I agree. He broke the contract so should face the consequences. I don't know the circumstances, but evicting him does appear to be a bit harsh. The sooner the GMB organise the proposed action, the better for all tenants.

Ken, I do realise it's their estimation and not mine that they will use.  In fact I'm not expecting them to  lower the rent based on any figures or arguments I produce.  I have run several pubs and a nightclub as a Manager.  One of the pubs I have run is not too far away from the one I am looking at.  I know the area very well, I was brought up there and know all the pubs there and two of the present managers.  I have also spoken to the present holding manager of the pub I'm looking at as well as having visited as a customer umpteen times.  Therefore I think my estimation of what the pub could be taking is as good as their estimation.  However, if they think the pub could take more, I would be interested in hearing  their reasons for this.  Seems to me they just make these figures up.

mmm...glad I mentioned it now - some interesting replies.  The more I read about these PubCo's the more they sound like like greedy devious people.  A bit like Estate Agents!  Anyway, I'm thinking of putting together a forecast P&L with what I estimate a fair maintainable income together with all my estimated outgoings (minus rent) and then I can estimate the net profit.  I can then advise them on a fair rent according to my estimates.

You probably need to join the Freemasons old boy.  Also helps if you employ the licensing officers wife.  Personally, I wouldn't take any notice of Camden Council as they are useless.  The Lower Ground Bar in West Hampstead have been serving drinks after time for years without any problem from Camden Council.

I have gone into the Southgate JDW a few times.  I have found the staff to be pretty efficient in here most of the time I've been there.  However, very often there is not enough staff.  The bar in here is very long and consequently with only one or two behind the bar when it's busy, customers don't always get served in turn.  I have seen customers walk out of there because customers that went to the bar after them get served first.  The tables are often left dirty from previous customers.  I suppose they have to compromise on the staff in order to be able to sell cheap beer.

Surely, getting smokers back into pubs isn't the answer is it?  As a non-smoker myself, I prefer going to and working in pubs now than before the ban.  I understand the smoking ban has affected some pubs badly but it can't be just the smoking ban can it?
