A grade-II listed property in Hartlepool town centre which has been earmarked for redevelopment is on the market. The character four-storey property dates from 1913. Nightclub Club Passion and separate feeder bar are on the ground floor. Planning permission has been granted to convert the upper floors into a 60-bedroom hotel, and a large part of the first floor has already undergone conversion. Plans have also been discussed to demolish a more modern section attached to the property to create additional parking and access for basement parking. Christie & Co and JK Associates have been jointly instructed by owner, Tony Collins Properties, to handle the sale. A Christie's spokesman said the property offers a number of opportunities for prospective purchasers and freehold offers are invited for the entire premises. "Alternatively our clients are prepared to grant a new lease on the ground-floor licensed accommodation," he added. "This is an excellent opportunity for a new owner to take over the business and continue with the implementation of the existing plan for a 60-bedroom hotel. However, the property also lends itself to a number of alternative uses, subject to the necessary planning consents.
