Licensees have been given more time to abide by a requirement to advertise the energy efficiency of their pubs when selling them.

The new regulation from Europe means that these energy ratings must be in all adverts for properties for sale or rent by the beginning of 2013.

This will be in the form of an energy performance certificate (EPC), which has been compulsory since 2008 for all commercial properties on the market.

It shows the energy efficiency of a property and how it could be improved.

Currently, licensees should have an EPC before they market their pub, but some experts say sellers are waiting until their pub is under offer before paying for an assessment. EPC for Property director Andrew Whelan predicted the costs at £300 to £500.

Whelan said: "Pubs see it as an extra layer of bureaucracy, but the fact is they still need to get it done or they will be eligible for a fine.

"And until people begin to appreciate the benefits of having an EPC, and putting them on advertising boards, they will be reluctant to get one."

James Wensley, managing director of Wensley & Lawz, a commercial property services company, explained that pubs could benefit from having an energy performance assessment.

He said: "By just changing lighting, you could see cheaper bills within around 12 to 18 months.

"But I'm aware that the current situation is tough and it's a lot of money to spend upfront."

He said there are lots of opportunities for pubs to save — for example, in refrigeration, cellar cooling and air-conditioning units.
