Several residential properties, a stable block and three stone buildings that make up an expansive hotel and freehouse are all up for grabs in one package in Devon.

The Half Moon Inn, set in the picturesque village of Sheepwash in north-west Devon, is being sold through joint agents Westcountry Commercial Business Agents and Stags of Okehampton.

Gary Cleverdon, of West-country Commercial, said: "This is a stunning example of one of Devon's quintessential freehouses.

"The area is well known for its salmon and trout fishing with four miles of fishing rights on the River Torridge and the setting for the novel Tarka the Otter.

"Sheepwash derived its name from farmers washing their sheep in the River Torridge. Many of the village properties are of cobb and thatched construction." He said the solid stone inn dominates the central part of the village square and three properties form the hotel and freehouse.

The Half Moon Inn hasflagstone slate floors, openfireplaces, exposed beams and stonework. It features a public bar, snug, pool room, dining room with covers for 52, residents' lounge, wine cellar and fishing tackle shop. The accommodation offers 14 letting rooms.

A large commercial kitchen serves traditional, freshly-cooked food.

The residential properties included in the sale are: a detached farmhouse that is used by the owners; a separate three-bedroom house with annex; a stable block currently used as letting rooms; a barn that could be converted to a three-bedroom house, a paddock, and a car park.

"The inn and hotel is being marketed for the second time in 45 years and our current vendors have owned the business for the past five years," added Cleverdon. The highly regarded Shebbear public school is nearby and there is easy access to the market towns of Hatherleigh and Holsworthy and to the larger town of Okehampton.

The agents are asking £1.65m for its freehold interest.
