A 300-year-old watering hole with strong ties to the angling fraternity, and located close to Britain's No 1 tourist attraction, has recently come to market in the Staffordshire town of Cresswell.

The Izaak Walton Inn, near Alton Towers, is named in honour of the famed author of The Compleat Angler, considered by many to be the 'fisherman's bible. Legend has it that Walton would imbibe of the home brew at the inn on his regular visits to local fishing holes and streams to be found in the local area.

In keeping with the inn's associations, the property is fitted out with a wealth of Waltonian and fishing memorabilia. It has a wealth of fascinating, eye-catching features, including original ships' beams, panelled walls and an open fireplace.

All facilities are to a modern standard, with excellent toilets and commercial kitchens to a high specification. The business can seat 80 covers in its informal dining areas, along with further seating for 20 in its period-style snug bar.

Sales are at £545,000 pa including VAT with a 70:30 food to wet split. The current licensees do not take full advantage of the catering opportunities of the business, as they close the Izaak Walton from time to time. An incoming operator could open the inn during these times to enhance the potential for increased revenue.

The business is held on a 25-year lease from Kitebrand which commenced in 2004, and the pub is completely free from tie.
