Mr and Mrs Jeremy Lewis to Mr Hugh Boyd. The Blue Anchor lies on the Warwickshire/ Leicestershire borders and is held on a 10-year protected lease from Punch Taverns with a passing rent of £32,000 for a partially-tied lease. Turnover is £211,000, split 85%:15% wet:dry, with 55% gross profit. The business features a locals' bar for 20-plus vertical drinkers, a lounge bar for 30 and dining room for 20 covers. An original "coaching courtyard" seats 100. The pub is near the church and there is scope to develop wedding business. According to GA-Select, new owners should expect to see sales grow to more than £300,000. The business was sold off an asking price of £60,000.

Pendruddocke Arms Dinton Wiltshire

An experienced pub manager from Cobham in Surrey has purchased this newly-created lease through Christie+Co. David Price bought the free-of-tie lease off an asking price of £39,950 from freehold owner Peter Knight.

The Penruddicke Arms features five trading areas seating about 100 customers, six en-suite letting rooms and one

en-suite staff bedroom. Planning permission is in place for five additional letting rooms. Trade is food-led, accounting for 60% of turnover.

The Windmill Hollingbourne Kent

Agent AW Gore & Co has reported the sale of the Windmill. This village pub, just south of Maidstone, changed hands in October. The heavily beamed Grade-II Listed building, parts of which are reputed to date from the 16th century, features a main bar, two back bars, 22-cover beamed restaurant and a well-equipped trade kitchen, trade garden and extensive car parking.

Turnover was just over £550,000 per annum (exclusive of VAT) and the lease was acquired by a private buyer, who paid close to the £200,000 price tag.

Tudor Tavern St Albans Hertfordshire

A sale has been agreed on this 900sq m (9,700sq ft) premises in the town centre. There was a lot of interest from occupiers and developers for the Tudor Tavern, on the market through agent AG&G. According to director David Gooderham: "There was particular interest from developers looking at creating one or more restaurants and also from users looking to operate as a pub and restaurant."

AG&G received seven formal offers and contracts were exchanged within four days. The guide price of £2m was bettered and Gooderham added: "It is very difficult to get change of use, planning and licensing in St Albans and this property is ideally situated, making it a real gem."
