Caersws, Powys, Wales

Agent: Sidney Phillips

Former army fuel tanker driver Nick Tyler has taken on his first freehold pub in the Welsh village of Caersws on the River Severn. He will run the site with the help of his team, brought with him from his last venture, the Defford Arms at Defford, Worcester.

"It's great to be my own boss — that's why I left the army for the trade. With a freehold I have even more choice in what I buy and how I operate my business," said Tyler.

He plans to boost trade at the community local by utilising the pub's letting bedrooms and creating more in outbuildings.

He said: "I want to put the pub back on the map as an eating house — I think providing letting bedrooms to attract trade from elsewhere is the best way to do this. At my last pub we drew in people from miles away because we always had rooms available."

Tyler has a skilled chef in the kitchen who turns out a menu of simple, high-quality pub food, including home-made pies, beef burgers and home-made lasagna. The pub offers real-ale, with Marston's Pedigree and Mansfield Dark Smooth Ale currently available.

The detached three-

storey property comprises

a public bar, 30 cover restaurant, 40 cover function room, large kitchen, six letting bedrooms and four bedroom owners' accommodation. To the front of the property there is a veranda, patio garden and large car park.

The Unicorn Hotel was sold off an asking price of £395,000, freehold.
