Enterprise places 10 more London pubs in auction
Enterprise Inns hopes to raise around £13m from the sale of 10 more prime London pubs at an Allsops auction on 6 July.
Guide prices for the pubs are between £750,000 and £2.55m, and the properties produce a combined rent roll of £875,000. The total raised should be at least £12.05m and £13.2m.
The tenanted operator plans to follow the format of its auction sales to date — the freeholds will be subject to a 35 year lease, with a break clause at 25 years.
The pubs to be auctioned are:
• Kilburn's Osteria del Ponte, which has a current rent of £70,000 pa, yield 7.78%, guide price £900,000 - £950,000
• The Grand Union at Islington, current rent of £75,000 pa, yield 7.5%, guide price £1m-£1.1m,
• The Junction Tavern, Kentish Town, rent of £75,000 pa, yield 7.5%, guide price £1m-£1.1m,
• Hammersmith's Dartmouth Castle, rent of £70,000 pa, yield 7.37%, guide price £950,000-£1.05m,
• The Prince of Teck at Earl's Court, rent of £160,000 pa, yield 6.81%, guide price £2.35m-£2.55m, The Builders Arms, Chelsea, rent of £150,000 pa, yield, 6.52%, guide price £2.3m-£2.5m,
• Prince of Wales, Clapham, rent of £60,000 pa, yield 8%, guide price £750,000-£850,000,
• The Hob, Forest Hill, rent of £70,000 pa, yield 7.78%, guide price £900,000-£1m,
• The Constitution, Marylebone, rent of £70,000 pa, yield 7%, guide price £1m-£1.1m,
• The Stage Door, Waterloo, rent of £75,000 pa, yield 8.33%, guide price £900,000-£1m.
Enterprise has sold a total of 51 London pubs at public auctions so far this financial year, raising £84m in the process. Its last auction was held on 24 May by Cushman & Wakefield, when six pubs were sold, raising more than £7m.
