Enterprise opens first managed tenancy pub in Cornwall as project expands

Enterprise Inns has opened its first pub in its managed tenancy model in Cornwall as part of its pledge to grow its Beacon portfolio by 30 pubs this year.

Enterprise is completing a £2m investment​ this year to add to the existing 172 Beacon pubs and is converting the Railway Inn, Saltash, Cornwall, as the first to open in the county.

Beacon pubs are fully tied on beer and serve beer at value prices. Enterprise offers​ licensees guaranteed gross profit margins, funded BT Sport and support in marketing, repairs, redecoration and training.

The Railway is run by local town councillor Gloria Challen and her son Lewis. As part of its transition to Beacon, the pub will receive a £45,000 facelift, including an internal redecoration, a new bar and improved toilets, plus external enhancements to the front elevation.

Competition

Enterprise regional manager Salle Wroblewski said the conversion to the Beacon model – which offers a high level of support to help tenants deliver a value, wet-led offering – would enable the Railway to realise its full potential.

She said: "The pub is perfect for Beacon because it's on a busy high street surrounded by a lot of competition.

"Gloria and Lewis are both very community-minded, and I'm confident they'll turn the Railway into a real community hub.

"The Beacon support package includes a dedicated retail team who will help Gloria and Lewis deliver value for money, as well as assisting them with marketing and cost control, so they can really focus their energy on great customer service."

Challen has long-standing connections with the Railway, having lived there in the 1980s when her parents ran it.

Competitive prices

"The Railway will be very family-oriented, and we're planning to run lots of charity events here so it becomes a focal point for the community," she said.

"Having the Railway move across to Beacon will be fantastic for the town because it means we can offer competitive prices for local people. We're very much looking forward to working with Enterprise to make the pub a success."
