The VOA has temporarily suspended the organisation, Rate Masters Limited (trading as ‘My Rates’) while investigating a potential serious breach of agent standards.
GOV.UK reports has stated the VOA will cease all work with My Rates or accept any further information from them during the investigation. It is reported that any affected customers have also been contacted.
Rates agents will act as a go-between for a business – such as a pub or bar – when it wants to ensure its rateable value, and therefore its business rates, are calculated correctly.
This action follows the temporary suspension of Rateable Value Experts and Re-Rates UK on 2 January 2025.
However, another business called Rerate is not affected by these suspensions and is not being investigated by the VOA.
Promote compliance
The VOA has agent standards outlining clear expectations for agents’ behaviour, professional practice and the service they provide.
These standards also apply to agents representing ratepayers or taxpayers in interactions with the VOA.
According to GOV.UK, the VOA’s standards require agents to maintain high standards and promote compliance.
Agents must also be honest, open and respectful. The website outlines they must also be reliable, accurate and competent and comply with all relevant legislation and regulations.
Furthermore, it is expected agents should demonstrate up to date knowledge and communicate that knowledge clearly, promptly, and remain approachable.
Large sums of money
The VOA has advised customers to be cautious of any agent who:
- Tries to pressure them into making a decision or sign any contracts
- Claims to be acting on behalf of the VOA, or sends emails they claim are from the VOA
- Demands large sums of money at initial stages
- States claims around ‘unclaimed credits’ or anything similar.
Customers are also reminded they do not have to use an agent to manage their business rates and has the right to challenge their rateable value through the VOA’s free online service.
The VOA has advised customers to also check an agent’s background and professional status before signing any contracts that may be presented.
The GOV.UK website states that while agents can be members of a professional body this is not a requirement.
