A leasehold with a low rent in rural Lincolnshire is up for sale.
The Griffin Inn at Irnham has a rent of £6,000 a year and according to agents the Bar Agency there is huge potential to create letting rooms in the six-bedroom owner's accommodation. The pub's current turnover is £70,000.
The 16th-century pub, and most of the village, is owned by the Irnham Estate.
The property features a public bar, lounge bar, restaurant, car park and approximately two acres of garden.
The pub is famous in Lincolnshire for its annual beer festival and once a year the field at the rear of the pub turns into a campsite for ale drinkers.
Selling agent The Bar Agency's managing director Rachael Peacock said: "Although this property is in need of some modernisation, with a rent of only £6,000pa, it still represents amazing value."
Licensee Barry Arlington has been at the Griffin for 15 years. "I'll miss the place but it's time to retire - I'm tired!"
Arlington will remain in the local area and he hopes the next operators will keep up the beer fest.
The Bar Agency is seeking £80,000 for the free-of-tie lease.
