Young’s boss: Cubitt House sites align perfectly with expansion strategy

London and south-east-based pub company Young’s has agreed to acquire Cubitt House.

The deal includes eight sites in west London - the Barley Mow in Mayfair, the Builders Arms in Chelsea, the Coach Makers Arms in Marylebone, the Orange in Belgravia, the Princess Royal in Notting Hill, the Thomas Cubitt in Belgravia and the Alfred Tennyson, also in Belgravia.

Furthermore, it also includes a ninth pub in Belgravia that is currently being developed.

Young’s said it had closely followed the Cubitt House pubs business for sometime and recognised its strong culture and exceptional teams that had contributed to its success. It added Young’s will look to retain, support and develop these qualities further.

Earlier this year (February), CEO Simon Dodd said the business was looking to expand its estate through the acquisition of smaller one or two site groups.

Growth plans

In an interview with Peel Hunt, the pub group boss said the focus was on expanding its estate within London, especially in the City and West End.

He also outlined how the purchase of City Pub Group in 2023 accelerated Young’s growth by five years.

The group reported record festive sales with like-for-likes for the three weeks to 5 January 2026 up 11.2% against strong results from the previous year.

This came as Young’s confirmed its intention to move from the alternative investment market (AIM) to the main market.

On the Cubitt House acquisition, Young’s said the purchase aligned closely with its strategy to grow in the capital and operate well-invested pubs in prime locations.

Perfectly aligned

It will be funded from existing banking facilities and is expected to complete on 22 April 2026.

Dodd said: “We are delighted to be adding this collection of iconic pubs and pubs with rooms to the Young’s estate.

“Located in some of London’s most affluent neighbourhoods, these premium sites align perfectly with our strategy to selectively expand our business.”
