Cubitt House reported higher sales and a reduced loss in its final accounts before being acquired by Young’s.

Accounts for Cubitt House showed turnover rose 7.3% to £21.5m for the period ended 28 December 2025, up from £20m the previous year.

The central London pub and restaurant group also reduced its loss before tax to £1.2m, compared with £1.9m in 2024.

Its operating loss narrowed to £212,123, down from £829,470 the year before.

Cost pressure

In its strategic report, Cubitt House said the year had been “positive”, with sales growth supported by investment in the guest experience and ongoing product development.

However, the business said inflationary pressures, consumer uncertainty, increases in the national living wage and changes to employer national insurance had affected margins.

Staff costs rose to £9m from £8.8m, despite the average number of employees falling from 377 to 342.

The business also flagged supplier and pricing pressure, particularly around premium ingredients sourced from local producers.

Despite the pressures, cash increased to £2.2m from £1.2m, while net assets stood at £6.1m.

Young’s deal

Young’s completed its acquisition of Cubitt House on 22 April 2026, bringing eight central London pubs into its estate, including three with bedrooms.

The pubs are located in Belgravia, Chelsea, Marylebone and Notting Hill.

The accounts said the sale of the Cubitt House group to Young’s was considered beneficial to both the operations of the company and its wider shareholders.

Cubitt House also exchanged on a lease for a new Belgravia site in March 2026, taking the wider group to nine sites.

The venue, due to open in early 2027, is expected to be called the Duke of Connaught and will include a basement bar, ground floor pub, first floor restaurant and 10 bedrooms.

Young’s has previously said the Cubitt House acquisition is closely aligned with its strategy to grow selectively in London through premium, well invested pubs in prime locations.

In July, Young’s said Cubitt House had made an early contribution and was integrating as planned, as the wider group reported a strong start to its financial year.
