I am in the process of purchasing a pub in Hertfordshire which, in the last year has made a net loss of 50K. Up until a year ago or thereabouts it's turnover was apparently 144k. (we have heard that it's turnover is 1500-2000 per week) Two years ago it had a terrific reputation for food but that was lost very quickly and it sells very little now.

My pubco has been bought by another that is proposing to raise the rent from 30500 to 33500 if I change the lease from the existing one to the new comany's lease.

I am very concerned that having done very thorough research as I have a vast no of friends who are landlords locally that I am setting myself up for failure. (depite the length of lease being offered could be 20years - but does incur the usual stamp duty cost)

I know of one pub locally which is a profitable going concern and in a better position. This particular pub has only just had a rent review to 3k LESS than what is proposed for mine. And this pub lease was purchased with very healthy profits (the rent was 23 for the first year of trading as the lease was purchased with 1 year to go before a review was due)

What do you think my chances are of negotiating with the Brewery to get a reduction or some concession on their part.

I have no doubt that I can turn the pub around but I feel that bankruptcy will come sooner due to the fact that there is only so much money I am prepared to haemorrhage.
